Wimbledon, since 2014
Block and estate management for residents' companies, RTM companies and freeholders across London and the South East. Calm, practical and close at hand.

About us
Tara Rez began working in property in Wimbledon in 1988 and founded Rentals and Sales in 1990, at the age of nineteen. Thirty-six years on, the business is still independent, family-run and local, and still closely involved in the buildings it looks after.
ROCA's block management grew out of that work: buildings looked after by people who understand them, with a named block manager you can speak to directly.

What we do
Regular inspections, communal areas and planned maintenance, with repairs reported online at any time.
Fire, health and safety, asbestos, water hygiene and the other checks your building needs, tracked and done on time.
Trusted contractors, fair quotes, reactive repairs and proper oversight of the work.
Service charge budgets, demands, reporting and accounts, explained in plain English, where they are part of our instruction.
Working with directors, attending AGMs, keeping residents informed and handling day-to-day queries.
Planning, quotes, Section 20 consultation and keeping everyone updated while the work is done.
Fixed fees, ordered online
Need one notice, pack or document rather than full management? Many of the jobs a building needs are available at a fixed price including VAT, ordered online and checked by a person before they go out.
Leasehold management packs (LPE1 or FME1) for a sale or remortgage, notices of assignment and charge, deeds of covenant, a summary of service charge costs, consent to sublet and pet consent.
Section 20 consultation notices, service charge demand packs, ground rent notices, Section 21 summaries, AGM papers, right to manage and arrears letters.
Our approach
We believe good management is calm, practical and consistently attentive. Buildings behave better when the people looking after them know them well, respond promptly and think ahead.
Our directors stay closely involved. Decisions are made by people who understand the building, the board and the wider property picture. Technology supports the work; it never replaces judgement or a phone call.
